Overview

Sarah handles a variety of operational matters for her energy industry clients. In particular, clients rely on Sarah for her extensive expertise in leasing, land use, site development, and permitting on state and federal lands.

Her practice includes counseling clients on energy project siting issues on private lands, including negotiating with surface owners, drafting conveyance, leasing, and surface use contracts, and handling multiple use conflicts.  Sarah helps clients navigate regulatory hurdles by advising on federal, state, county, and city land use regulation and compliance issues.  Sarah also handles transactional matters for her energy industry clients – negotiating and drafting purchase and sale and exchange agreements, coordinating and conducting due diligence for large scale acquisitions, and settling defect notices.  Sarah also has extensive experience in title examination, drafting hundreds of stand-up and sit-down title opinions covering fee, state, and federal minerals.

Prior to joining WSMT, Sarah practiced for seven years at a boutique oil and gas firm in Denver and served as a law clerk for the Honorable John W. Madden, IV.

Experience & Results
  • Authored over 100 title opinions covering fee, federal, and state lands in the Rocky Mountain region, including Colorado, Wyoming, and North Dakota
  • Authored acquisition title opinions and conducted due diligence for asset exchange of thousands of acres in the DJ Basin
  • Counseled clients on divestiture, acquisition, and asset exchanges of producing and non-producing properties in Colorado, Wyoming, and North Dakota
  • Represented solar developer in land acquisition for the development of utility-scale generation facility
  • Counseled clients on issues related to federal units, suspension of federal leases, and permitting of operations on federal lands
  • Represented clients and obtained favorable decisions before the Interior Board of Land Appeals
